Terms & Conditions

These Terms & Conditions govern the rental of Villa Melusina. By making a reservation or staying at the property, you agree to these Terms & Conditions.

Booking & Eligibility

The primary guest must be at least 25 years old. The person making the booking is responsible for all guests staying at the property and for ensuring compliance with these Terms & Conditions.

Minimum Stay

In accordance with City of Cape Coral regulations, a minimum stay of 7 nights is required for all reservations.

Payment Terms

Payments may be made via bank wire transfer, PayPal, or other methods offered through the booking system. A reservation is not confirmed until payment has been received and cleared.

Full payment is required within 30 days of booking, unless otherwise agreed in writing. Failure to complete payment within this timeframe may result in cancellation without refund.

Guests are responsible for any transaction or processing fees charged by payment providers or banks.

Cancellation Policy

Cancellation terms are communicated at the time of booking and form an integral part of this agreement. Any refunds are subject to those stated conditions.

Loss Damage Waiver (LDW) & Security Deposit

A Loss Damage Waiver (LDW) may be included or offered to cover accidental damage up to a specified limit. LDW does not cover intentional damage, negligence, misuse, missing items, excessive cleaning, or violations of house rules.

A security deposit may be required, and the amount varies depending on the length of stay. The owner is authorized to deduct costs for repairs, replacements, missing items, excessive cleaning, and energy consumption directly from the security deposit.

Energy consumption is calculated based on electricity meter readings at check-in and check-out, at a rate of €0.18 per kWh, and is measured and documented by property management.

Any costs not covered by the security deposit or LDW remain the responsibility of the guest.

Use of Property & Liability

Guests use the property, pool, dock, waterfront, and all facilities at their own risk. Children must be supervised at all times. The owner assumes no liability for accidents, injuries, or loss of personal belongings during the stay.

House Rules

No parties or events are permitted. The property is located in a quiet residential area. Pets are not allowed.

Booking System & Accuracy

Availability, pricing, and reservations are managed through an online booking system. Errors may occur. We reserve the right to correct inaccuracies and, if necessary, cancel or adjust affected bookings with a full refund where applicable.

Governing Law

These Terms & Conditions are governed by the laws applicable to the location of the property. Jurisdiction shall lie with the competent courts as determined by applicable law.

Personal data is processed in accordance with our Privacy Policy, which forms part of these Terms & Conditions.
